In Westlake, Aedis Real Estate Group and HBG Construction Corp. are now assembling a modular housing development.
The project, called Hope on Alvarado, is located at the northwest corner of Alvarado and Valley Streets. Plans call for a five-story building featuring 84 studio and one-bedroom apartments - ranging between 400 and 480 square feet in size - with on-site supportive services and employee parking.
“The partners of the Hope On developments have devoted themselves to perfecting this modular solution because we believe it holds great promise for the housing crisis,” said Aedis Real Estate Group President Scott Baldridge in a statement. “This is not just a one-off project. It’s a series of places created with a highly replicable design that delivers housing at a speed and scale required by neighborhoods in need. And as Measure HHH brings more supportive housing to the city, we will continue to work with Mayor Eric Garcetti’s office and the various Council Districts on these and other solutions."
KTGY Architecture + Planning is designing Hope on Alvarado, which will be composed of prefabricated steel modules built in China. Each of the modules are transported by truck to the property, then crane-lifted and stacked into a building with a central courtyard. Each apartment is composed of multiple modules, with elements such as window and interior fixtures completed off site.
Homeless HealthCare Los Angeles is slated to provide supportive services at the property, which is scheduled to open in early 2020.
Aedis, HBG and KTGY are planning two other permanent supportive housing developments using the same technology - the 98-unit Hope on Hyde Park and the 49-unit Hope on Broadway - both of which will be located in South Los Angeles. Aedis is slated to receive $16 million in Measure HHH funding for the two projects.
Other developers with pending modular affordable housing projects include FlyAway Homes and Relevant Group, which are planning ground-up apartment buildings in South Los Angeles and Downtown respectively.
